- A Canadian investor group has purchased the remaining inventory at The Royalton at River Oaks Condominium, located at 3333 Allen Parkway. The Managing General Partner of the investor group is a division of Group LSR, a Montreal-based real estate development company that has owned and operated apartment communities in Houston since 1989. In 2004 Group LSR created innerLoopCondos.com, a condominium development company in Houston that has since built two mid-rise projects inside the 610 loop.

Operating as The Royalton Condominium L.P., the operation of the building will be overseen by Ben Lemieux, Executive Vice President of Group LSR, along with a Houston-based management team. Camelot Realty Group, Houston condo sales specialists and marketing company for innerLoopCondos.com, has been hired to handle marketing and sales. The sale, valued at $40 million, was brokered by Tom Cervone, Owner of Camelot Realty.

- Construction fencing and huge cranes seem to be a fixture in the Texas Medical Center these days as new buildings and expansion of existing structures is underway.  And it looks like it’s just the beginning.  The TMC projected campus growth shows an increase of about seven million gross square feet through 2008, bringing the total physical space to 33 million gross square feet. This is six million more than what was projected in the 50 Year Master Plan that was published in 1999.

Golf Tournament

InnerLoopCondos.com sponsored a hole at the 1st Annual Braden Bailess Memorial Golf Tournament at Northgate Country Club in Houston, Texas on November 6, 2006. The tournament was a fundraiser for the Braden Bailess Foundation, created to honor of a young marine who lost his life in a car accident in 2002. Funds raised will support the Braden Bailess Scholarship awarded annually to a deserving Westfield High School senior student (Braden’s alma mater), and to the Injured Marine Semper Fi Fund.
 
     
 
 
  CRAWFORD STREET PROPERTY UPDATE  
       
 

Responses were very favorable, with 90% saying the property and its location is “good to excellent” for building a residential project.

Survey results to “How much would you pay?” for a condo ranged from $160K to $225K.  Several respondents commented on the great views and close proximity to downtown.  Given the positive feedback by Houstonians and others interested in this real estate market, this property will house a residential project in the future.
